- In 1736 the will of Azariah Hunt of N'hamp (wife Ann) directed that his Accomack land should be sold, and two years later, the heir-at-law Thomas and the widow Ann deeded 364 acres in trust to James Wishart for William Chance and his daughter Patience and then it was to go to her heirs. Chance must have survived Patience, as in 1751 he left a home place of 364 acres to a grandson John Coard, and after his death the land was surveyed as 431 1/2 acres in 1813 for a division among the heirs: Parker, Arthur, John & William Coard, who recieved their shares from south to north in the order given. The land extended across the tract on the north side of the Wattsville road.

- In his will William C. Coard gave to dau. Mary Whelton 5 acres at line between me and James Stevenson to land of Arthur Coard's heirs to line of Fanny Boule to dau. Elizabeth More's 5 acres of land joining Mary Whelton as afsd. I give to dau. Kissier Dunston 8 acres of land to line between me and Thomas Twiford to the corner of Josh Hal to include 10 acres of land I leave in the hands of John C. Coard 10 acres for the use of James Coard at the same time I give to Alfred James Coard all the property I lent him with the exception of clock and on barow. All the rest of my property to children William, Parker, John, Salathiel, Margret, Carline personal and real estate at the same time giving to son William C. Coard lot lying along road binding land of William Croper and Thoms Brittenham at the same time to my daughters Margret and Carline a home where I now live at the same time appoint sons Parker and John C.
